Building a home can be one of the most exciting times of your life, but it should not be one of the most stressful. We have found that the best way to minimize this stress is to minimize the unknown. With this in mind, we will strive to do our best to educate you on the building process before we get started, and as we go along. Additionally, we commit open, honest and frequent communication to answer any questions or address any concerns you might have. A brief summary of a few of the steps in this process are:
• Selecting the right plan and securing financing - If you have a favorite plan or if you need to start from scratch, we can help. We typically draw our own plans, but if we need to employ an architect or professional home designer we have several individuals who can help you. We can also assist you in securing the financing that meets your exact needs. After 27 years in the banking business Ron knows how important it is to work with a good financial partner.
• Lot selection - If you do not already own your own property we can assist you in finding just the right lot. Large or small, rural or in the city, the right lot is extremely important and we have contacts and connections with all developers in the Abilene area.
• Charting a Course - Before the start of construction, we will review a step-by-step outline of the building process. It will identify each step of the process from clearing the lot to moving in. Along the way decisions will need to be made by you as to paint color, choice of brick, interior cabinets, lights, plumbing fixtures and much, much more. Each one of these decision points is highlighted so you can anticipate them and have your choices made in advance and then know what to expect next. Or, if you prefer, we can preselect these items before construction begins, which greatly streamlines the building process.
• Watching your house go up - We encourage you to be regular visitors to the job-site as this can be one of the most exciting times in your life. We will also be monitoring the construction of your home on a daily basis and be available to answer any questions you might have. Additionally, it is not uncommon to make minor design changes even after construction has begun. If this is the case, we will gladly review those changes with you and document in writing any additional cost that you may incur, before the change is made.
• Final Checklist - When the home is completed, and before you move in, we will schedule a meeting to go over all the final details. This will be the time for you to walk through the house and make sure that everything is to your liking. You will receive warranty information and operating instructions on all major appliances. We will also provide you with information on all companies that will provide utilities to your home with contact information for each, to make the move-in process just a little bit easier.
• Final Closing - To complete the transaction, we will meet with a title attorney who has prepared all the necessary documents to transfer ownership of your new home into your name. Loan documents will also be signed at this time. At the conclusion of this meeting, we will deliver the keys to you and you will then take possession and begin a lifetime of enjoyment in your new home built by Ron Fogle Construction L.P.
